We started referring business to each other. When I decided to sell one of my properties I decided to list it with Dave. It was an investment property and I did not want the tenants to know I was selling it until I had an offer, so I did not let Dave put a sign in the yard or a lockbox on the door. Even with all that working against him, he brought me an offer in about 3 weeks. The offer was however, $30,000 lower than my asking price. We talked at length about how to counter back, and settled on an idea Dave had. It worked, and I got pretty close to full asking price for the property. I have since used Dave to write offers on many properties.
