"She was our realtor when we purchased a house recently. As time went by, we felt that she was more interested in seeing the transaction go through. She didn't hesitate to use different pressure tactics and saying rude and sarcasting things to us to make a sale. She comletely undermined our concerns regarding the safety of the house and she hurried through the whole walk through. It was after moving in that we found out that the sellers had done significant damage to the house between the time of home inspection and home sale. If she hadn't rushed us through the walk through we would have noticed the damage.
Throughout the process, we felt like she didn't care at all about us or all the money we were going to put into the house. To top it all, she is a terrible negotiator. In her viewpoint, the seller is god and can do nothing wrong. Stay away from her if you can."

"Carol sold us a home in Mequon 25 years ago. We were very happy with her then. This Spring Carol sold that same home for us and, in turn, sold us a condo. She was instrumental in all phases including getting our home ready for showing. Without Carol's help we feel we would not have sold so quickly -- 8-11 days!!!!
Because we didn't want suprises, Carol suggested we have a home inspection prior to listing. We did and had all necessary repairs done. We would have wanted it for ourselves if it had not sold and this way the buyer saved the cost. We also provided the home warranty per Carol.
Yes it is a lot of work but Carol was there through the whole thing!"

Lynette used bad comparables (sheriff sale, Habitat for Humanity home, other sales not arms length transactions). Also concerning was the fact that there (1) was no explanation in how some of the adjustments were calculated (e.g., lot size adjustments, porch/deck/entry adjustments), (2) errors in mathematics (e.g., instead of adding for an adjustment, it was subtracted), (3) omissions in adjustments (e.g., houses that had full covered porches were adjusted by subtracting from the value of our home, but when the comparable lacked something such as a deck that this house has no adjustment was made), (4) inconsistencies in adjustments (e.g., lot size was adjusted in only one comparable when 3 of the others had significantly smaller lots), and (5) she miscalculated the square footage, resulting in a smaller square footage than what exists in actuality. DO NOT USE THIS APPRAISER."

4: Lynette's appointment on the Friday CLOSING day for what we hoped was her final review was 9-11am. She arrived at 1pm THEN took 4-hours to submit her report. The kicker was she found MORE NEW issues to raise.
Why is a visit to review repairs used to "do over' the appraisal?
Clearly this appraiser does not have the professionalism to be punctual. She also has limited knowledge of FHA appraisal requirements and seems to be learning on the job.
I pity anyone who is assigned this appraiser.
