Unhappy Customer sold a home and would not recommend using Lynette for your home purchase. Comments:

"A review of the appraisal revealed anomalies, inconsistencies, mathematical errors and omissions. Lynette used bad comparables (sheriff sale, Habitat for Humanity home, other sales not arms length transactions). Also concerning was the fact that there (1) was no explanation in how some of the adjustments were calculated (e.g., lot size adjustments, porch/deck/entry adjustments), (2) errors in mathematics (e.g., instead of adding for an adjustment, it was subtracted), (3) omissions in adjustments (e.g., houses that had full covered porches were adjusted by subtracting from the value of our home, but when the comparable lacked something such as a deck that this house has no adjustment was made), (4) inconsistencies in adjustments (e.g., lot size was adjusted in only one comparable when 3 of the others had significantly smaller lots), and (5) she miscalculated the square footage, resulting in a smaller square footage than what exists in actuality. DO NOT USE THIS APPRAISER."

2: Failed to summarize ALL FHA issues in first visit
3: Failed to summarize ALL FHA issues in second visit
4: Lynette's appointment on the Friday CLOSING day for what we hoped was her final review was 9-11am. She arrived at 1pm THEN took 4-hours to submit her report. The kicker was she found MORE NEW issues to raise.
Why is a visit to review repairs used to "do over' the appraisal?
Clearly this appraiser does not have the professionalism to be punctual. She also has limited knowledge of FHA appraisal requirements and seems to be learning on the job.
I pity anyone who is assigned this appraiser.
