In 'these parts' (New York) one would have minimal or no contact with the agent of the other party. While at times I was reluctant to correspond directly with Howie for this reason, it quickly became clear that I not only found it quite pleasant to have contact with him, but rather necessary to do so in order to complete the transaction. Given the number of issues that arose, I feel it very possible that this sale would not have taken place without the diligence, professionalism and endearing charm and friendliness of Howie. An easement being worked out concurrent with the offer as well as several delays could very well have derailed the transaction had Howie not stepped in at each juncture to ensure each party that the other was both dealing in good faith and committed to completing the transaction. I am writing regarding my experience during the sale of my farm, Buckhead. Howie Swaim provided me with superior advise and counsel. He kept me focused, calm, and on track when (all of 2 weeks into the process) I became nervous and told him that I wished to dramatically reduce the price. He advised me to set my emotions aside, trust in his talents, and hold firm on the price. He sold my property at Seller’s Market prices in what is clearly a Buyer’s Market. The price paid was 20% higher than an estimate we had obtained only 3 months prior. Twenty percent! In a Buyer’s Market! The experience was one that I will talk of for years!

Howie did a fabulous job. He is energetic, thorough, friendly, and fun. That counts for a lot! But most importantly for me, he got the job done, in record time, with no loose ends left hanging. In fact, to be blunt, I don't think the deal would have gone through without his ****istance. The buyer felt the same way and told me so. I would not hesitate to work with him on the sale or procurement of real estate in the future.
