"The remarks posted by KP do not state the complete facts. They violated a strict no pet policy in their lease by sneaking a pit bull dog into our clients property. Visit www.timeresidential.com/509hillshireway.htm. This tenant worked in North Carolina and bought a new home near their employment in Elizabeth City. They were assessed for the damages beyond normal wear and tear issues. This property had been professionally remodeled prior to their moving in. The facts of this case are very in depth and this just isn't the property venue air the dirty laundry as it truly unfolded. This tenant was responsible for their actions and were called to task because of their violating the terms and conditions of their lease. Their deposit was returned to them according to the terms set forth by their lease and Virginia real estate law / landlord Tenant Act guidelines. Sour grapes from a disgruntled bad tenant will always find it's way to a forum such as this. It alway does."

"We had a very negative experience with this landlord. It was a great neighborhood, but there were several house repairs to be made that were not addressed. We had a point where we were unable to occupy the home for about a month (at no fault of our own, and there was proof). We were soon moving, so it wasn't a problem, and we never asked for compensation. However, when we went to do our final inspection there was another couple occupying the home even though our lease had not yet expired. We were then told we would owe money for unapproved changes (ie painting) before we even had an inspection. Several months and CERTIFIED letters later, we finally received our deposit back. We weren't asking for much, just give us what we were owed, including back rent for the new people living there and he wanted to start something. So military families beware. He's counting on you moving out of state so you can't do anything about it."

What is the best advice you ever received?
A wonderful elderly gentleman from once asked me "John, do you know how to be great in the real estate business? Respecting him tremendously and knowing this was going to something very insightful I replied well I have a good idea, I am very interested in where you might be leading me with this question. He said, "John, never do more than you tell your clients and customers you will do. If you will just do what you promise they will think you have hung the moon!"
