Fact:Took Leigh before the Realtor Association Ethics Board. Agreed not to reveal findings-youcan check with them-but I was very pleased with the findings of his own peers. Fact: When the market dropped during the listing of my home, Leigh demanded $19000 more over our original agreement. I will provide a copy of his email where he states he "should not have to bear this loss by himself." He is the professional who proposed the price for my "guaranteed buy out" and then put me in a $600,000 + plus non-contingent contract based on his buying my house. When I refused to pay the extra,he walked away from both contracts and said "sue me." I stood to lose everything. He tried to force us to take a contract for over $50,000 less saying we would be bankrupted if we did not, and the non-contingent contract put no responsibility on him-only me. He truped up the septic thing-he wanted to sell to someone who whated to add an addition. He did not tell them that in PW County, if a septic is over 20 years old, you have to start from scratchwith a new septic if you add a bedroom even with an old perc certificate. My house was approved for a 3 bedroom septic when I bought in in 1985. The Health Dept only keeps records for two years unless there is a septic problem-I had no probelems as certified by 3 professional testers. Would he have sold this to an unexpecting buyer representing that they could add a bedroom without County approval? This cold crocodile is all about money. If he can turn a profit on your deal, maybe it will work for you. I recommend having a good attorney at your back and not signing any non-contingent contracts based on a guarnateed buy of your house. He has you in a vice at that point and can walk away. He points out he is rich and his father's law firm will letigate. Good luck.

Fact: Mrs. Wilson has in fact filed an ethical grievance with our local Board. I am confident that the Board will look at the facts rather than the fluff presented above. Mrs. Wilson represented her property to me, in writing, as having a "County certified 3 Bed Room Perc." In fact, it had "zero" Percs certified by the County at the time we entered our agreement. I gave Mrs. Wilson multiple opportunities to present me with the "County certification" in an effort to assist her further with the Guarantee. She failed to produce it. Without the "County Certification of a 3 Bed room perculation" for the septic field, the property was not worth the value that it would have been otherwise. I relied on her written committment in our Sales Agreement that she would produce this Certification and valued my Guarantee Sale Program buy-out amount accordingly. I have successfully assisted over 150 clients with the program. I have never left a client hanging that was honest.

It is a gimmick-at least that is the way it worked out for me-plus he left me hanging with a non-contingent contract for a new house based on his so-called guaranteed buy out. I still have not recovered financially or emotionally. He set me up and walked away. Taking him to ethic hearing before realtor board.
