Jims the reason we got the house!
my husband and I have been looking on and off for two years for a place to call our own. It was a tall order we had a long list of "musts" and a limited budget to work with. I really don't know how he did it, but Jim found us EXACTLY what we were looking for, in a location we never imagined we could afford, for well under our budget. within two days of viewing the house we put in an aggressive offer and found ourselves in a bidding war. Jim went out of his way to negotiate with the selling agent. and before we knew it the house was ours! Due to Jim's vast knowledge of the proses he got us the best Deal and the house of our dreams! We couldn't be happier with his service. I would never go to anyone else. He walked us through the whole proses and set us up with the best lender in Utah county. Jim went above and beyond the call of duty and we could no be more thrilled with the outcome. I would HIGHLY recommend him to all of my friends and family!

I would recommend Jim to anyone. Jim did a fantastic job in helping us find our home. We ended up getting in a bidding war because we had found a great deal on a home, but regardless the seller ended up taking our bid at $2500 less than the competition because of Jim's incredible negotiation skills. We are so excited to move in to our little fixer upper, truly our dream home. Jim knew exactly what we wanted after looking at one house and took us almost straight to our home. Not only was he a great agent but he has great people around him, everyone he recommended for all the additional home buying services were amazing. We first looked at the home on Feb 2nd and we will be closing on Feb 23rd, less than 3 weeks from when we first looked at the house. This was such a relief for us because 2 years ago we tried to buy a home and it turned out to be a nightmare. We are now going to be proud home owners in just a couple days. Thanks Jim.

Jim has a well put together website that makes searching for houses easy. He has been prompt answering all my questions so far, and hopefully within the month he will have helped me find my new house out West.

Fantastic Agent; Jim Cannon
Jim Cannon was professional and accommodating. He worked around our schedule and remained extremely patient when we took a break from looking for a few months. Ultimately we found our dream house. We love it! Jim really listened to what was important to us as a couple, and in addition he clued into my specific tastes quickly and could recognize the things I would love. (He knew before we walked in that I would love the mouldings in the house we bought.) He was very aware of the little things we needed to know- giving us information about the counter tops, the waterlines, heater etc. Jim made the experience of buying our home fun and exciting, not draining or a chore. I was amazed that we could put an offer on our house while sitting at our kitchen table; Jim had all of the latest technology available. He made buying our house easy. And in addition to all that, he is just an all around great guy. I know a lot of agents, and I would recommend Jim Cannon to everyone I know.
Jim was great
My wife and I spoke with quite a few agents before settling on one, and Jim won us over by taking an interest in helping us to find what we wanted. Nearly all of the other agents asked us if we wanted to put an offer in after showing us the first house, but Jim asked us if the first house he showed us was the type of home we were looking for, or if we had something else in mind. He personalized his care, was patient throughout our buying process (we went to a lot of houses with Jim), and the house we ended up buying came on his recommendation in a place we hadn't considered and didn't realize had what we wanted. All in all, he was a great agent for us and did a great job. I'd recommend Jim to anyone because he will make sure the process is about you and your needs, and not just closing a quick sale.
Not Pushy but Friendly
From our first meeting, at a showing, Jim Cannon, was never pushy about trying to sell us the place. We ended up not liking the place, he stayed talking to us afterward...but was never pushy in a salesman kind of way. Our funding has fallen thru so we still haven't bought a house yet, but Jim has continued to stay in touch with us in a friendly way, using facebook and email updates on houses we've found on his wonderful website. All the while maintaining a professional appearance, relationship - but NOT being a pushy salesperson!

Without Jim we would never have found our home. We love our house, and are so glad he showed us this home. He was very easy to work with, and I appreciated how up with technology that he was. It made contacting him and getting answers much easier. He is very knowledgeable in his field.
