As an Accredited Buyer Representative, my goal is to help my buyers find the best house possible at the best price possible. I had a preforeclosure property listed, but because my client had some equity in his home, we were not doing a short sale. We had an contract on the home, but the buyer was not cooperating with her lender in providing paperwork, so it was taking longer than anticipated to close. Unbeknownst to me, the bank had already began the foreclosure process and we still had not closed. My client told me that he received a letter stating that foreclosure was to occur on a specified date . . . which was only a week away!! The buyer's agent kept insisting they would close "by tomorrow", but that just wasn't happening. Finally, the buyers lender had everything they needed, but it would be 2 days before closing could occur. The day of the foreclosure, I contacted my client's lender and informed them that we had an offer and were set to close in just a matter of days. They frantically called their representative (who was already at the auction) and pulled the home from the auction . . . with only 3 minutes before the auction was set to begin! I have never been so nervous in all my life!!! Finally, we closed! My client and I were so relieved!
