I would not use Gary Knippa Properties. We requested a more secure form for our information release and he refused. We asked for his privacy policies and location as to where our credit and banking information would be kept an he ignored our request. So when we supplied our own release for our personal information, which limited his access to accounts and tax records he that we told us we had to stick with what he had provided from 'ZipiForms', which allowed him to pull our records at any time, before, during or even after tenancy without notifying us. We politely asked to affirm our rights as tenants and he let us know our rights were of little concern and ignored our requests. He also requested combined non-refundable pet fee and deposits for two kittens of $700 on a place 60 years old place with vinyl tile and no a/c. This is really just greed. He not much more than a rent collector, though he has been around a while. There is a reason that he had to shut his office.

We had a rental duplex-type property from Knippa properties. On leaving, the place was in good order, but needed a good clean. We recieved a letter, saying the deposit was used up on cleaning, and itemised expenditure. A month later, we contacted Gary Knippa about getting our dog deposit refunded ($500). He said he needed to look at stuff at the office (their office closed down a few years ago). We waited, and never heard anything. We managed to get a hold of him, and he claimed that damage to the property would cost us the $500. We asked for a copy of the photos he said he had, and also the report for the damage, as this damage was never mentioned before. We havent recieved either, and Gary doesnt answer our calls. The other half of the property suffered a partially collapsed roof during a storm. Knippa properties never got it fixed. The occupier had to go stay with friends, and after a month without anything happening, quit the property. Don't trust this shady landlord.
