DON'T work with this guy. If you find yourself under his rule, here is a survival guide: 1) Take pictures of everything, ideally when you move in, but now if you didn't before. The ONLY way to get your deposit back is to have this proof of original condition. 2) If you need maintenance, DON'T follow his "fax it in" rule or you'll never get your stuff fixed. PRINT two copies, GO to his office, have him sign both the request you leave with him and also an extra for your records. 3) DEMAND a receipt for your rent payments and keep them handy for when he claims you didn't pay. 4) He WILL come to your property unannounced. You will need to send him this demand of privacy letter: http://texastenant.org/pdf_files/1032_Demand_Letter_Privacy.pdf 5) Finally, when you move out, draft a document stating the property is in good shape, have your NEIGHBORS walk through with you and sign, and attach NEW PICS. Also request an itemized list of deposit deductions. Good luck - you will need it.
