Filed on : October 22 2009 Filed by : Sandra Gadson 4600 Fort Jackson Blvd. #238 Columbia SC 29209 Filed against : Prime Financial Services 4001 Rosewood Drive Columbia SC 29250 Complaint Description: I placed a deposit of $1000 for the purchase of a home at 8 Clearridge Ct. Once having the home inspected, I submitted a list of items which needed repair as advised by Prime Financial. Mr. Weaver agreed to repair the following items prior to closing: damaged/missing shingles (not done); replace rear vent boots (not done); remove wooden swing frame from premises (not done); replace missing cabinet door in kitchen (not acceptable); install closet doors (not done); replace broken handles on faucet in hall bath(not done); repair toilet in master bath (not done); repair leaks to tub faucet in master bath (not done); as well, premises not cleaned from previous occupant (basketball court base, futon frame and stacks of wood left in backyard; water damaged rear stairs very weak from back entry into home; bathrooms not cleaned; dirty blinds left in tub; left of kitchen sink contained dirty brown substance; shower door was propped against wall in garage; garage contained items thrown about from previous occupant; closet doors were propped against wall in bathroom; and attic door is not able to close. I am not willing to sign a 30 year lease, paying $98,900 for this home in it's current condition. The office manager indicated that the refund would not be refunded without going to court. I fax Mr. Weaver (owner) a letter dated 10-22-09 and attempted to call several times and was transferred to voice mail in attempts to resolve this matter. Thus far I have paid $1000.00 deposit; $245 for inspection of property; $12.50 to have address changed on Drivers License per request of Prime Financial; SCEG to transfer service is to be determined and loan fees to have closing close is also to be determined. As well, I have missed time off from work est. at $116.00. I do have pictures from the inspection that I can provide and also a detailed report from the inspection which I submitted to Prime Financial. The inspection was done by Preferred Home Inspections, LLC Mr. Charles Strickland and he can be reached at 407-3233 for information regarding his inspection and observation of the property. I refused to sign the 30 year lease. Your Desired Resolution: At this time I am requesting full refund of my deposit; expenses for inspection (Mr. Weaver was full aware of the condition of property and this information should have been released willingly since the lease includes a clause that the property is "AS IS". Expenses to have address changed and expenses for time off. This case will be reviewed by a complaint specialist at the Better Business Bureau, and then forwarded to the business for their response.
