Aweful Land Lord
I rented from him for a year. I should have known better when he printed off a copy of my lease for me to review in advance. When I came by his office to sign the lease he tried to talk to me the entire time telling me that I didn't need to read it as nothing had changed - but it had. He added an extra page that included over a thousand dollars in extra fees. I made a big enough fuss he shredded it. While I was living in his rental - the dishwasher broke, sink leaked and toilet leaked causing water damage. He tried to charge me for the repairs - he never even fixed the dishwasher and sink. When I moved out I was charged for these "damages". He asked if he could show the place once I gave him my months notice and the day he requested was the day I had movers so I asked him to come the next day. He completely ignored my wishes (I had paid that months rent) and brought a viewer in while my movers were there.

Does not preform maintenance when asked. Avoids phone calls. (His voice message box his full.) Took four months to see a deposit disbursement loaded with bogus charges. None of the work charged was actually completely. When contacted he said he was "holding the funds in reserve, in case he decides to perform repairs in the future." He speaks as though he is superior to his tenants, "It is not open to debate!" I suspect he makes most of his money pocketing his tenants' deposits. If you want to rent from Dennis, be warned: take pictures of everything the day you move in, perform your own repairs, and then take him to court one month after you move out. That is just the way it is.

Dennis Fassuliotis procrastinates with his tenants, and does not treat them with any amount of importance. It appears that he is accustomed to dealing with deadbeat tenants, and therefore treats all tenants as such. His demeanor suggests that he is the proverbial "slum-lord" and it often takes multiple attempts to obtain a response when anything important needs to be done. He acts as if anything that needs to be fixed is somehow the fault of the tenant and has a no-care attitude towards them. Thus far, I have had flood issues, duct issues, and more recently a severe mold issue. As of now, the mold issue - which was created by a leak in the building - has not been responded to for over a week, despite multiple inquiries which have not been addressed. I intend to contact the owner of the building directly to convey my level of dissatisfaction with the Dennis Fassuliotis Company. In my opinion, this "company" has no business being listed on a site entitled "Incredible Agents."
DON'T RENT!
Dennis is also a property manager that leases properties in the charleston area. While i was leasing from him, his workmen were working on the house & broke a window. I called him & reported it. All was fine. Until lease end - when he wrote up that I was the one who broke the window & made me pay for it. He said he had "no recollection" of me reporting it & would have to charge me. He also took a minimum of a week to show up whenever something went wrong - like when one of the bedrooms flooded. Very unprofessional & untrustworthy.
