An amazing real estate agent
We purchased a 3 bdrm home in Penn Hills through Dave in November 2009. Since then, Dave has always been available, and respondant for even small matters requiring his attention. This is being done out of good will since he is not obligated in any way as a full sign over was complete. All in all, a great guy and very honost.
REAL ESTATE FRAUD
My agent submitted an offer for me to purchase a house located on Franklin Avenue in Wilkensburgh that is owned by DAVE. Upon making the offer we were told there was an error on the Mulit-Listing & the house was to be listed at $29000 not $19000!! Dave decided to honor the listed price due to legal issues. Dave accepted the offer we made both verbally & by WRITTEN SALES AGREEMENT. Now we are 2 days before closing & find out that he has sold the house to someone else & he did NOT even to inform us. Not that he can even sell the house to someone else once a sales agreement has been signed. He has been threatened the loss of his license & now says that he will HONOR our sales agreement but I have to deal with the people he rented the house to. He informed me that he had rented the house but that it was on a Month to Month basis & that they were given notice & be gone from the house prior to closing. He is now saying that they would be my problem if I want the still want the house!
Renter BEWARE--THIS GUY WILL STEAL YOUR MONEY!
In February 2009 I paid Dave Ratchkauskas (representing Realty Choice Investment Company - Pittsburgh, PA 15217) $1400 to move into one of his properties, only to find out that there was a past due water bill for the address from a previous tenant- so I couldn't get the water on. Dave said he wouldn't pay it, so naturally I told him I wouldn't move in. Who is going to rent a house where there is no water. He told me he'd return my money by March 5 and when he didn't I sued him District Justice Ross Cioppa's office. Original hearing date 4/2- request to post pone by Reality Choice. Next hearing date 5/7- The judge ruled in my favor and ordered Reality Choice to pay me my money by 5/11.....And it is now 6/9/09 and I HAVE YET TO BE PAID!!! The magistrate did say that he had 30 days from the judgement date to pay, but obviously I will have to take matters further. I understand that I can take the certified judgement to the prothonotary's office and get a writ of execution. YES!

Don't deal with Dov! I should have done more research before renting from him. I lost my deposit and and still need a place to live.
Total Crook
Do not deal with Dave (Dov), he and his pals at Real Estate Choice Investments on Murray Ave are total crooks and slumlords. Also, never do any work for him, you will not get paid!
Slumlord (rentals)
The worst experience I've ever had with a landlord. Building was infested with toxic mold covering sections 4ft high by 3ft wide in multiple areas that he refused to fix. I paid a lab to test it and the results were evident when the owner of the lab asked if I was still living there and if I had children. It was rented the day I left and now I have not received my deposits of over 1000 dollars.
