Wow! I just got off the phone with this guy. I asked if I could see a house he is representing. He came across as rude and arrogant. Perhaps in person, he's not like that but on the phone he doesn't come across well. Though he answered his phone, he was not prepared to talk to a potential client (he wasn't prepared to take notes or even my phone number) which made him appear unprofessional. He was personally unable to show the house but instead of offering to have one of his fellow agents show the house he wanted us to wait several days until he was available. I provide this feedback in the hope of helping Mr. Labbe improve his image.

Sam has worked for me for alomost 20 years. He represents more clients than anyone in my firm. Never do I recieve a complaint about Sam,s service. His knowledge is 2nd to none. That bad eview did not come from a client as they mentioned his "lack of knowledge". That is a dead give away. That was written by a jealous, petty, and immature real estate agent that can't compete. You cannot go wrong with any Coldwell Banker agent, much less Sam.

Sam is one of top real estate agents in Salem & that doesn't happen unless you have all the skills & knowledge to satisfy your customers & get homes sold. We can't say enough about how great he is to work with. He's very honest, very nice and he worked hard and patiently showing us many homes and negotiating to get us the best possible price. We will always call Sam Labbe when we want to buy or sell a home.

Sherry Coburn is an absolute dream to work with. Our transaction had multiple obstacles and issues, and Sherry was there with us every step of the way. Sherry is honest, hard working, dedicated to her clients and a doll to boot. She is easy to reach, returns calls promptly, even while on vacation. She truly does everything in her power to ensure that her clients are protected and that the process is as painless as possible. We worked with Sherry on a very complicated and chaotic transaction, and never had a single complaint about her, therefore I can only assume that those who deal with her under "normal" circumstances would be equally or more impressed by her skill and demeanor. Sherry consistently goes above and beyond for her clients and I truly don't feel I can do her adequate justice.

Sam Labbe is arrogant, rude, lazy, and unknowledgeable. He creates lots of trouble. Avoid him if you can!!!

Repeated incidents of lying and refusal to gather information asked for. He refused to get commitment letter from lender of potential buyer, stating that they don't exist. (!) Left open house hours early, failed to call to reschedule showings, and eventually stopped returning phone calls all together. Called broker who did not return my call. Later found out he told his broker not to call us back cause everything was fine. (why would we call the broker if everything was fine?) Showed up at meetings but couldn't repeat back what the conversation was about and got upset when we asked questions. Appeared 'spaced out' during meetings. Tried to charge us fees that we initially agreed would be waved. Repeatedly lied about potential buyers and plans for marketing our home. We gave him many opportunities to explain his ways for which he never did, nor did he offer an apology. He's all shmooze with no substance. Please don't waste your money or time with this agent.
