Do not be duped by carol sundae!!!
Honestly, in the twelve years I have been renting in Oregon, this was far and away my worst experience. Carol Sundae will lie to you; she did with me. Carol Sundae will not hold up her end of the deal and when you call her on it she will threaten you; she did with me. Carol Sundae will fabricate stories about you after you move out to make sure you do not get your deposit back. She told me we left certain foods in the kitchen that my son is allergic to and therefore we would never have that item in the house. I am deeply saddened to have been duped by such a manipulative person who should under no circumstances be in any professional business. I will do my part in making sure Oregonians know what kind of person she is.
Lies- Horrid Landlord
We rented from Carol and she was impossible to get a hold of. Her workers would tell you one thing and Carol would flat out deny what they said. So nothing broken ever got fixed, however she did charge us for those things that she never fixed when we moved out. She actually LIED to my face, and over the phone on several occasions. EVERYTHING needs to be in writing with her, although I would STRONGLY advise NEVER going into business with this seedy, rude, unprofessional person. I wish I would have read these reviews before she lied to us and took our money.

My family has had a very negative experience with Carol. She's not forthcoming or honest. She was impossible to get ahold of and her office staff would tell us one thing and then Carol would deny it. We requested simple and not-so-simple things at the apartment that were not taken care of. In the end she refused to give us back our deposit and made a bunch of accusations-none of which were true. I would not rent from her ever and I tell everyone I know that. It is disappointing to see someone get away with what she does.
Never NEVER rent from her!
I have had nothing but bad experiences with her and her staff, have heard nothing but bad experiences about her and her staff. She doesn't return phone calls, she doesn't fix problems. Her staff is untrained. And worst of all, SHE LIES!!! When we moved out, SHE LIED about the condition of the apartment, SHE LIED about the condition of the apartment when we moved in. When we tried to talk to her after her accusations, she would not return phone calls. When we reported her to the BBB she made up MORE LIES. Everything you do with her should be done in writing or she will smear your good name to anyone and everyone who will listen. To even give her and her company one star is too much if you ask me.
Disgusted
I have been renting from Carol for a year and a half now and have had nothing but problems along the way. Her staff is incredibly unprofessional and rude. The woman they have in the office now, continued to shake her head at me yesterday when I gave her my notice that we were moving and gave her a check for the pro-rated rent amount. Shook her head, like I was her child or something? Unbelievable. Also, when a man entered the doorway, she proceeded to shout across the room to him, that she could not believe he was finally bringing her the rent and hope he had the late fee. That could not wait until there were no other people in the office? How embarassing for that man. Carol was in the room talking poorly about one of her current tenants stating his name and how she should have "evicted him a long time ago." I have never seen a business run like this and I have rented from many places myself. I was also in this business for years and would never reccomend Carol Sunde to ANYONE!
Terrible property manager
Carol Sunde and her staff of miscreants are by far the most unprofessional and despicable people whom I have ever had the misfortune of knowing. I won't go into detail, but I will say this: I would rather live in a cardboard box than ever do business with her god awful agency again. In my opinion, any property owner that uses her services is getting duped, ripped off and generally hosed. Also, I would highly suggest that if you do rent from her agency, that you get absolutely EVERYTHING she communicates to you in writing, in triplicate and signed in permanent ink with a non-partial witness. And I do mean EVERYTHING. If she says that she will provide a service, or provides information on a policy, etc., I highly suggest that you GET IT IN WRITING. Even if she tells you what time it is, or what color the sky is, I HIGHLY SUGGEST THAT YOU GET IT IN WRITING. After having dealt with her agency, I wouldn't believe her if she told me that birds can fly.

My husband and I searched for about 3mo. to try and find a place to rent. We have three children, a dog, bad credit, and section 8. Carol gave us a chance when no one else would. We have been renting from her for almost 8mo. Just after we moved in water started leaking whenever our washing machine would start on the rinse cycle, and we had fleas from the previous tenet. My husband called and left a message and it was taken care of in a matter of days. She is very easy to work with, kind, and understanding. I have recommended her to many of my friends. I will never rent from any one else if I can help it.
Unhappy Tenant
We rented from Carol Sunde for 9 months, during this period she gave me one of the worst experiences I have ever had with a landlord. She was extremely hard to get a hold of, did not return phone calls when we had issues like a sink that was leaking or how the new garbage disposal just installed was not properly installed and proceeded to leak all over the kitchen floor. When she finally returned my phone calls she told me to put a bucket under it, well yes that was a no brainer but how about getting someone out to fix it. I've rented from a number of places in Eugene and Portland and never had problems like this. I do not recommend her as she deal with situations very unprofessionally.
