we sold are house in about 30 days They were both very profesional and experienced. We got $3000 off asking price I personally wanted to price it lower but they convinced me that this was the price. I am glad I listned!!!!!! I get a kick at some of these reviews People saying Scam. They are the least expensive company out there. I personally think 7% is a scam Not every house is gonna sell quickly I was lucky. I am in the customer service business as well. Not everything is gonna go perfect and when it dosent The employee, salesman, Realtor or whatever is always to do blame. People can be just outright mean. I deal with lower ticket items I couldnt imagine the pressure of an expensive item like a house. And Im sure some sellers are constantly nagging there realtor and are down right nasty as well. What an unprofessional Person ...she does not communicate with you at all after the first visit, she wanted 1400.00 upfront and when we said we did not have that she looked at micheal and said we can do it for 995.00...she never called us or e-mailed us unless we contacted her, then she cancelled our contract after 2.5 months ..and informed us that she is still entitled to her commision if we sell our home !!! these people need to be stopped . we are seeking legal council to try and get our money back , and to try and stop this SCAM

I am famliar with this particiluar deal. This house was located in Painesville Twp and actually had an acceppted contract. in about 60 days. Unfourtantley the bank would not appraise the house for the sales price that was agreed upon. In most cases when this happens the buyer usually runs and buys another home (it is a buyers mkt) But in this case they still wanted the house. ( i dont know all the info) but the buyer was willing to work with the seller to make this deal happen. But the seller either wouldnt or didnt have the ablity to come up with the extra funds to make this deal happen so it could transfer. So (in a real classy move j-k the seller blames the agent?? The agents are not the bank and they do not have any control if a house appraises. There job is to get a pre-approved buyer to write an offer that the seller will acceppt. And they did that. So plz stop blaming the agents for everything. I will tell you I have done several closings with Bianca and Michael and they are always very profesional. And I will tell you that they do sell alot of homes and are one of the top realtors in lake county or anywhere in Ne Ohio. Less then 1% of Realtors list ad sell as many homes as they do. Absolutely do not list your house w Liberty Realty. They did nothing other then put it on the internet, with mistakes.They are not there for the seller at all. Bianca is not good at returning phone calls,and never wants to meet face to face after the first time,when she takes your money, for what? Not sure what we paid her up front for.Had more help from the buyers agent. Lost a lot of money selling our house. No help at all from Bianca and the non existent Michael (after he sweet talk,stalks you).VERY UNPROFESSIONAL! This company has no respect for you. They are only in it for themselves. Stay far away from them!! Pay a well known,respected realtor. It will cost the same in the end,anyway!

Listen I have sold several homes with Michael and Bianca. They both work very hard and do a good job. They dont charge anywhere near what most agents do. I think I sold about 10k on avg selling my homes. They have all the best advertizing (all the bells and whistles) And to be honest selling a home is 90% price and I personally get a kick out of the bad reviews. When a home dosent sell its always the realtors fault even though most of the time it is not. The seller is got to blame someone. They are not perfect but do a good job and save you more money then any realtor I have ever heard of. I have reccomend them several times.

They got up to leave and THEN informed me I needed to give them a $1500 check up front. This is for their time and how they keep their costs down. When I informed her that I was not going to give her up front money that I didn't have, Thats when the LAWYER words began coming from her mouth. I used to be a realtor, and I will tell you that this is a very difficult buisiness (no one is perfect) but bianca and michael worked very hard for me and got my home sold. It took a little bit of time about 75 days or so but I got the money out of it that I needed and that is the main thing. This is a very difficult market right now, and I beleive in the concepts that they use (selling homes for 1%) is the best way to sell homes exspecially today, I worked for 3 different companies, in the buis. And I wish I was able to offer the programs that they offer. Michael and Bianca did all the same things that the traditional companies do but much cheaper (that is genius!!!) These people that write bad reviews do not know anything about real estate. Most of them will end up with another company pay 6-7% drop thier price 20,000 the home will sell and the realtor will look like a hero but the home owner lost about $30,000 between droping the price and paying the higher fees!!!!

After all the nice words and promises, she did not do anything to sell our place. She is waiting for other agents to call, all he does is he puts your place on web and waits. She will talk you down and make you think that you believe her. Excellent sales person (will make you believe her) with terrible work ethic. Do not waste your time with her and Michael Tabor!!!!!!!!!!!!

Excellent Communication
Housing is down and everyone knows it! The days of having a Realtor run around servicing only you is gone. Most utilize the MLS listings to have others sell your home. If you understand this then any Realtor will do fine. However if you want it done quickly with good communication contact Bianca. I had a horrific experience with another broker and NO CONTACT. Bianca answers my e-mails and calls within minutes. I think we have struck gold with Liberty and I have no plans to change. I am sure everyone has bad experiences but Bianca works for you not against you. My home is still for sale but there has been a lot of activity which hopefully sells soon. I highly recommend her services and don't understand the horror stories listed at this website.

Could not have had a worse experience. Was lied to and she would not honor what her agent promised. DO NOT deal with this agency or any agency she is affiliated with.
I broke the contract- she didn't do anything!
I told her I wanted out after four weeks of mis-listed ads. (My house with another's description). I actually paid her $300.00 to get out of the contract and it was so worth it. I sold it myself a month later.

I am here to compliment Bianca Bicaci because she was always available when I had any questions or concerns.. Her professional approach put me at ease. And her advertising delivers.. Her rates ultimately saved me a bundle so I could actually buy a home and have more of a down payment, her lower rates helped me price my home better so I could sell. I would recommend her whenever I can and wish her the best in her career. I looked at her reviews before signing with her and found she had proof behind some of the negative comments about her on this site, they were documented from the Division of Real Estate as false and nonclusive and proven to me as false comments. She actually directed me to this site to let me know.. What sold me on Bianca was her references , and the fact that she has dealt with thousands of families she is bound to not satisfy everyone.. I am just glad I took the time to hire Ms. Bicaci and would do it again if the same opportunity came before me.

Bianca came to our house promising professional photography, listing on her website (which hardly existed at the time and is update now but still very terrible) and a home warranty. She took our money, listed our house on MLS and that was about it. She attemped to list our house using pictures from her cell phone! I had to take the pictures for her. She also asks you to sign the deal right on the spot. Reminds me of a window salesperson. To say the least we were very dissapointed. Unfortunately what she promised and what she delivered where 2 different things. Her contract is very vauge and makes no specific mentions of the photography, open-houses, or placement her "website". If you decide to use her make sure you get EVERYTHING in writing.

I'd stay away from Liberty Realty as far as possible. We signed up with Michael Tabor, and are very sorry that we did. He's unresponsive, and the service is non-existent. Doesn't return phone calls, and doesn't come through on promises. Good first impression, but nothing to show up for it.

Hi, We purchased a house listed by Bianca Bicaci . What a mess. The only saving grace is we had our own agent that made things worked. We had the luck of talking to the other owner and they got the shaft big time. Everything got held up because MS Bicaci REFUSED to set up time to meet the appraiser and the folks were never informed of things that would have to be done to keep the closing from holding up. Whew I can't believe they gave her a license. What a JOKE
