Everywhere else people trade fish stories. In Delhi, everyone trades stories about how Lumia has screwed them over. This slimy creep leaves you feeling like you've bought a house that fell off the back of a truck. He has utterly no comprehension of the rudiments of honesty, let alone integrity. He deliberately withheld information from me about a severely faulty chimney that the seller had had her lawyer in good faith write him to tell me. Only a chance encounter with her saved me from burning down my house and everything I owned. Thousands of dollars in repairs and would have certainly made a difference in purchase price. He screwed his own doctor by neglecting to get a variance as repeatedly promised on her home and office and her sale fell through the day before her cross-country move and purchase of a new home. All he had to do was about ten minutes work over a years time to get it. She had to take a very steep cut in price and a forced quick sale in order not to lose her new home. Frank lost not a single thing, other than the listing. My bottom line opinion of why the locals use his agency is he is the most expert at lying to buyers about the problems they will encounter. If you are thinking of using him, go down any street and ask someone who lives there if they have heard of problems with using him.When I threatened to sue him, he just laughed and walked away. Apparently, that is the most common response to dealing with him. He's got litigation costs down pat and knows EXACTLY how to work the system. Don't use his agency without personally meeting him, not a phone conversation. He'll promise you the earth and won't follow up on the smallest thing. Don't sign one single thing until you have been given , not promised, whatever discussed. Or you won't get it. I have yet to have heard that he has kept anything promised to anyone, only the opposite. When I moved cross-country to be there he promised white glove service and could not even be bothered to tell me how wide the doorways were for the move. I must have asked him dozens of times. But the minute I signed up with him and he got his commission, I ceased to exist. He even tried unsuccessfully to tape over a porn movie to show me views of some Delhi houses. What I saw were upside down properties interspersed with some people who were very busy and very undressed. Do yourself a favor when moving to Delhi. Rent-- don't buy in that town for two years. You'll be so glad you are free to leave. Student noise nearly every night-and taxes and fuel oil doubling every couple of years. Shoppers pay more for everything there, too. Whatever you do, avoid Melissa Wakin Mostert at Timberland Coldwell-Banker. She's even worse than Frank. . I've found the most honest and most professional Realtors were at Apple Tree Realty in Andes. Oneonta is a far better investment for the buck than freezing Dreary Delhi. Good shopping, places to eat and much more in the way of things you want to do around town. Less skunks, bats and gossips, too. In Delhi, you need to be prepared for the idea that everyone chews their cud endlessly on everyone else's business. There is a very definite, and very boring, pecking order. You will be somewhere on it no matter how little you regard that sort of thing. It is a tightly closed social system. Outsiders are always suspect-and always gossiped about, generally with totally wildly wrong info- no matter how long they've lived there.

This guy was such a totally annoying waste of time. He’s far more interested in talking endlessly about himself and his own property than dealing with the inconvenience of having to do something like actually sell your home. Between the office lined with sadly dead animals and his severely peculiar case of attention deficit disorder, you might as well rent a Monty Python video, instead of driving all that way to find yourself in one.
