Follow-up Letter 10/29/09 To: Rick Keller Keller N’ Jadd 9/3/09 2445 W. Horizon Ridge Pkwy., Suite 100 Henderson, NV 89052 Subject: Letter of Dispute, regarding security deposit for 6005 Cabo San Lucas, Las Vegas, NV We are submitting this letter of dispute, regarding the charges you have estimated for damages to 6005 Cabo San Lucas Avenue 1. Broken sprinkler heads from the trampoline $65 The trampoline was on the property prior to move-in, along with an enormous pile of trash placed on the side of the house. We were told that these items would be corrected, but you failed to do so. We removed the trash on the side of the house and there was no further communication from you regarding the removal of the trampoline. Please refer to the attached checklist for items that your maintenance person was to rectify. Replace 5 dead plants $160 None of the plants in the back yard died! We placed 2 additional plants plus 1 tree in the back yard, during our occupancy. 2. Removal of trampoline $150 The trampoline was there prior to move-in, and should have been removed, as per your check-list and our conversation during the signing of the lease in your office. 3. Garage Wall Mounted Remote $75 (Non-Existent) 4. Lights, Filters, Batteries and Door Stops $75 – All lights were operable upon move-out (proven by night photos with lights on) 5. – Filters were replaced 2 months prior to move-out 6. – Which batteries are you referring to? 7. – Door stops were in perfect condition upon move-out. 8. Replace Dead Bolt on front Door $55 Dead Bolt knob on the front door was not there prior to move-in Refer to your maintenance person that came out to correct these items after a list was submitted to you, regarding corrections that were to be taken care of upon move-in and were not. 9. Rescreen 2 damaged screens $80 All screens were in good condition. Please show proof as to which screens you are referring to. (according to our photos, all screens were in excellent condition) During the year that we occupied the property it was well taken care of. We have photos of our home throughout our entire occupancy and it was always in pristine condition. Also photos were taken of the entire house upon move-out. Also, in speaking with our legal advisor, we have been advised to request photos and receipts of all damages upon move-out. This agent is an unethical con artist. Keller n' Jadd Property Management needs to have their license pulled for the way they handle security deposits and lack of response to tenants needs. Do not rent, buy property or even consider letting them manage your real estate. This man's court records scream RED FLAG. Why is this guy still in business?
