Inventory is still too high though new listings are slowing down, but so are closed sales.
Strangely enough, the average sales price has increased 5.6% year over year. The sale price vs. original list price has dropped 1.6% (to 96.1%) indicating stronger buyer market. The absorption (projected time on the market) rate in the Mpls/St.Paul area is 6.64 months in May, an improvement from last winter of 10.20 months. My office rate - year to date - is 3.87 months.
Why do you enjoy being a real estate agent?
I enjoy guiding the clients to a sound transaction placing them in a home they will enjoy and can afford. I develop close and lasting friendship with my clients.
What is the most challenging issue you face as a Real Estate Professional?
To accurately assess property value in a constantly changing market and not being influenced by wishful thinking, rather the actual market value.
Tell us one of your client success stories or an interesting moment in your profession.
A client came to me about 3 years ago wanting to move his family out of his inlaws home into a 3BR single family home with a yard. This is was a reasonable request, however, his credit score was in the mid 500s and with large medical dept.
My loan offocer and I sat down with him mapped out a plan how to improve the credit score, reduce the dept and budget his expenses. We met every month to assess the progress and got him into a small home 18 months after the first consultation. It was very tough for him to change his family's spending habits, but they were committed and determined.
What is your best characteristic?
Hard working and brutaly honest in action and looking out for clients best interest.
Who or what inspires you the most?
A Realtor that do not let greed influence clients best interests.
What is the best advice you ever received?
Always go the extra mile for your friends and family. This I interpret to include my clients
If you could live anywhere in the world, where would it be?
Copenhagen, Denmark. Even though I love the U.S and Minnesota in particular, I lived in Copenhagen for a year and a half in my younger days. I found the Danish to be genuinely friendly, easygoing, and fun loving people. The Danish/Scandinavian history is rich and the culture is sophisticated and classy. The temperature is tempered and landscape tranquil. – Unfortunately the cost of living is also very high.
