At the age of retirement, we were ready for the "golden years". Our plans were made, retirement home set for occupancy, and we were finally going to achieve our dreams. All that remained was the selling of our residence here in Canton. We listed our house with one of the local major realtors. We had been warned that the real estate market was in a drastic slump, but we knew that we had a nice house and listed it at fair price (well below what the realtor said they could sell it for). We had the entire interior repainted, carpets cleaned and the remainder scrubbed and polished. The "FOR SALE" sign was planted in the front yard and we were eagerly awaited the buyers the agent had promised. At first there were one or two showings a week, but when trying to get any information from our agent, she was either "in a meeting, out of the office, or unavailable at that time". Jim reviewed all the real estate in the area, ran comparative values of the competition (like houses in our area) and told us where we should price the home, what we could do to make our house the one that sticks out, and marketing strategies for maximum exposure. We signed with Jim and from the start we were contacted at least one a week with feedback from the people and agents that came through. His approach to marketing brought through more people in the first thirty days than had seen the property in the previous six months. With Jim's help we were able to concentrate on the adjustments we could make and accept the criticism on things we couldn't change. Jim made us feel as if he were a member of the immediate family with his honesty, advice, commitment to the sale of the house, and looking out for our best interests. He was always available for any questions we had and kept our property at the front of the "show" listing to other brokers. Needless to say, our house sold sooner than we had dared to hope at a price that we are extremely pleased with. I am scared to think of where we might be if we had not listed with Jim. His hard work and dedication to his profession is far and beyond our expectations. We truly believe that "If it can be done in real estate, Jim Arminiak is the man who can do it".
