Homebuying, you have questions and Troy has answer

When buying a home, especially as a first time homebuyer you tend to have a million questions. Luckily through a friends recommendation we found Troy. Troy not only had the answers to our multitude of questions but had the patience to deal with my incessant worrying. Whether it was about home buyers credits, the conditions of the homes we looked at or just how to get the most bang for our buck we were at ease the entire time. I don't give high praise often, in fact most people say I am kind of a jerk. So when I say that Troy Roark is by far the best realtor i've dealt with, it should be taken as fact. Here I am 5 months after buying my home and I still talk to Troy regularly and he still is a fountain of information and advice when I need it.

Fantastic realtor!!

My husband and I were first time home buyers and didn't know much about the home buying process or where to start. We met Troy at work and became friends, so we knew exactly who to call when it came time to buy our first home. Troy exceeded our expectations! He kept us well informed of all the things we would have to do to get a house. He informed us of different loans we could get & even pointed us in the direction of a loan officer, which made things very easy for us. He didn't pressure us, he worked with our schedules as best as he could, and he was very helpful in helping find a house best suited for us. Thanks to him we found our dream house and could not be happier!






Troy: patient, supportive, and knowledgeable

My husband and I recently purchased our first home this past February. (We couldn't have felt more overwhelmed!) When we began our search, Troy was very supportive and extremely patient and took the time to walk us though the whole process. We couldn't have asked for a more positive experience. Our New Home Daycare

Troy got us into all the right houses knowing we were opening our own home daycare and just in the nick of time! Had we waited a week to look for a new house, the opportunity would have been lost. Troy listened to what we needed and what we wanted and came back with several great choices! It was hard to decide on just one, but Troy's insight helped us get into the perfect house for us. We love it and the daycare is going great!!!

Our house was only on the market for 5 days before we accepted a great offer, thanks to Troy's hard work and expertise! His canv****ing of the neighborhood to announce our open house proved invaluable as we had an offer the very next day! Troy's knowledge of the Springfield housing market was a great ****et to our selling so quickly! Smooth transaction all the way!

When Opportunity Knocked, Troy Answered.

The real estate market outlook was bleak when we put our house up for sale last month but Troy knew the Springfield market well enough to take advantage of the "low inventory" of houses in the price range we were selling our house at. Troy sold our home within 6 DAYS for OVER what were asking for the house. He did a fantastic job of marketing our house and letting us know how to "stage" our house for showings. He really listened to our needs and answered all our questions. We will use Troy for ALL our real estate needs! Thanks Troy, The Griffins

It's never the same thing twice. I like the challenge of solving problems.
What is the most challenging issue you face as a Real Estate Professional?
Currently, the change in appraisal rules have made it more challenging for some homes to get sold.
Tell us one of your client success stories or an interesting moment in your profession.
I had clients a couple years ago who they wanted to sell their home. Against my opinion, they insisted on pricing their home with some "wiggle room" so they could have some room to negotiate a price. Well, after 6 months and 54 showings, we had 0 offers. They were dumbstruck. "Why have we not had one offer?" they asked. I explained to them that even a $5k inflation in offer price can detract buyers from considering their home. Several months later, after the couple did some of their own research into home values, they decided to re-list their house with me. We listed it for the price I thought the house would see for. Two days later we had multiple offers, and sold the house over list price. When I presented the offers to the couple, the husband exclaimed "Wow! That's more than I expected to sell it for last year!"
