"When buying a home, especially as a first time homebuyer you tend to have a million questions. Luckily through a friends recommendation we found Troy. Troy not only had the answers to our multitude of questions but had the patience to deal with my incessant worrying. Whether it was about home buyers credits, the conditions of the homes we looked at or just how to get the most bang for our buck we were at ease the entire time. I don't give high praise often, in fact most people say I am kind of a jerk. So when I say that Troy Roark is by far the best realtor i've dealt with, it should be taken as fact. Here I am 5 months after buying my home and I still talk to Troy regularly and he still is a fountain of information and advice when I need it. "
Response: "Clint and his wife contacted me, then spoke to a family member who gave them the impression that with the new financial regulations, their were no "no-money down" options available anymore. I set them up with a USDA Rural Development Loan with the sellers paying the closing costs. They brought $2 to the closing table. Now they live in great home in a small community outside of Springfield. Don't assume you can't purchase a home. Contact me so we can go over all of your options." "My husband and I were first time home buyers and didn't know much about the home buying process or where to start. We met Troy at work and became friends, so we knew exactly who to call when it came time to buy our first home. Troy exceeded our expectations! He kept us well informed of all the things we would have to do to get a house. He informed us of different loans we could get & even pointed us in the direction of a loan officer, which made things very easy for us. He didn't pressure us, he worked with our schedules as best as he could, and he was very helpful in helping find a house best suited for us. Thanks to him we found our dream house and could not be happier!"
Response: "Brenna and her husband were great buyers. Pre-qualified, open-minded, and patient! The house is great (I'm a bit jealous) and they are very happy. Very rewarding!"

"My husband and I recently purchased our first home this past February. (We couldn't have felt more overwhelmed!) When we began our search, Troy was very supportive and extremely patient and took the time to walk us though the whole process. We couldn't have asked for a more positive experience. We intend to recommend Troy to anyone looking for a realtor in the Springfield area, and we definitely hope to work with Troy again when the time comes to purchase another home."
Response: "It was a pleasure working with Christine and Will. They got a great house in a great neighborhood, for a great price. Can't wait to help them again!"

"The buying and selling of real-estate is not not always easy, nor is it for the faint of heart. Thank goodness that Troy Roark is there to help navigate the ups and downs of real-estate for his clients. He is a savvy negotiator and markets the houses he represents in creative and professional ways. My husband and I are anxiously awaiting the sale of our current home and the purchase of our next. We are pleased with the work Troy has done and are confident that the rest of our real estate experience will go smoothly with his advice and expertise."
Response: "Think there aren't any nice 5 bed, 2 bath houses under 120k? We found one, and in a great school district. We significantly drpped their mortgage payment, and thier 5 kids have some breathing room."

Troy listened to what we needed and what we wanted and came back with several great choices! It was hard to decide on just one, but Troy's insight helped us get into the perfect house for us. We love it and the daycare is going great!!!"

"Our house was only on the market for 5 days before we accepted a great offer, thanks to Troy's hard work and expertise! His canv****ing of the neighborhood to announce our open house proved invaluable as we had an offer the very next day! Troy's knowledge of the Springfield housing market was a great ****et to our selling so quickly! Smooth transaction all the way!"
Response: "Steve and Kristin were extremely realistic when it came to the selling for their home. They priced their home correctly determined by condition (great) location (good) and market conditions (you know...) We staged the house perfectly. My exclusive Open House System brouht a TON of potential buyers, and we had an offer in two days. They did it just right." This review has been confirmed by the reviewer.

"The real estate market outlook was bleak when we put our house up for sale last month but Troy knew the Springfield market well enough to take advantage of the "low inventory" of houses in the price range we were selling our house at. Troy sold our home within 6 DAYS for OVER what were asking for the house. He did a fantastic job of marketing our house and letting us know how to "stage" our house for showings. He really listened to our needs and answered all our questions. We will use Troy for ALL our real estate needs!
Thanks Troy,
The Griffins"
Response: "Derek and Angela were suprised when we recieved multiple offers on their home, and closed on their home for over the asking price... but I wasn't. They priced the home exactly right and they staged it beautifully. When you have sellers that are realistic about selling process, houses are easy (and fun) to sell!"

What year did you become a real estate agent?
2004
How many years have you been in Real Estate?
5 years
What is the average home price in your market?
As of 8/1/09, $123,000 according to the Capital Area Assoc of Realtors.
Are there any new developments or trends in your area?
There is a major increase in first-time home buyer activity! The $8k tax credit is bringing buyers off the fence. If you have a quality home is the $80-120k price range, call me! Many homes are selling in just a few days.
Why do you enjoy being a real estate agent?
Calling a client to tell them their offer was accepted is worth the 60 hours a week doing this job.
What is the most challenging issue you face as a Real Estate Professional?
Finding time to have a decent meal! Buyers and Sellers tend to be available during meal times. I have to be available when they are. I'm getting tired of fast food!
Tell us one of your client success stories or an interesting moment in your profession.
I had clients a couple years ago who they wanted to sell their home. Against my opinion, they insisted on pricing their home with some "wiggle room" so they could have some room to negotiate a price. Well, after 6 months and 54 showings, we had 0 offers. They were dumbstruck. "Why have we not had one offer?" they asked. I explained to them that even a $5k inflation in offer price can detract buyers from considering their home.
Several months later, after the couple did some of their own research into home values, they decided to re-list their house with me. We listed it for the price I thought the house would see for. Two days later we had multiple offers, and sold the house over list price. When I presented the offers to the couple, the husband exclaimed "Wow! That's more than I expected to sell it for last year!"
What is your best characteristic?
Getting houses sold for top dollar.
Who or what inspires you the most?
My family (wife, 5 yr old son and 1 yr old daughter.)
What is the best advice you ever received?
"Have a Great Day!"
If you could live anywhere in the world, where would it be?
Honestly... I love where I live.
