Truth in E.P.M and Steven Alvarez
It seems that everytime someone writes a negative review of Mr. Alvarez's operation there are multiple good reviews sent in. The funny thing is if you read them closely they all appear to have the same grammatical errors and style. Think they might be written by the same person? That is the type of business - EPM and Steven Alvarez - are! Scammers, Shyster's and as a few people who have previously commented - bullies! He is no legitimate businessman and he and his business, which is so highly regarded, are forced to live behind a locked door with cameras and speakers not because of their quality and care, but because of the lack thereof. Use Caution and if in doubt just drop by and "walk-in" to see how hospitable and helpful they are.
SLUMLORD
Steven Alvarez is an aggressive, bullyish type of man that doesn't care about his renters as long as he gets paid. It's really a shame I cannot post photos of the state of disrepair of his property i rented.. Rodents, safety issues, you name it. If you're thinking of renting for him, you'd probably be better off at the shelter.
Knows all about Grants
I called Steve Alvarez about one his listings for sale. He was very quick to respond to my message. He respectfully asked if I was working with any other agents, as to show them professional courtesy. We jumped right into what banks I had applied to and if I had a knowledge of available Grants at the time. He helped me review the available grants and application process. Steve also, helped identify the geographic locations that the grants were available. He sent me updates of available listings that met my criteria. We found the perfect place, put in an offer, and Steve successfully negotiated the transaction. That is not where his service ended. He helped set up all home inspections, appraisals, walk through, spoke to our Attorney to help communicate concerns, and so on. Stellar service. I highly recommend his services for the purchase or sale of a home.
Close to Med School & Hospital
I am from PA, and had to shop for an apartment from out of state. I called 432-RENT and got a live person. Usually its voice mail when calling ads for apartments. They sent me to their website, rentcity.com and I saw a bunch of listings, pulled up addresses. Some had 360 virtual tours, others just photos. In any case, I was able with the web info and the staff's help to make an informed decision about where to live. I picked one of the units on Delaware Ave where it was easy to go to class. And free wireless internet was included..thats great! I just want to point out, consider the source of the review, I read through some reviews and it appears to be the same heckler being negative. I would definitely recommend empire property management.

I vacated an apartment from Empire Property Management & Steve Alvarez and received a full refund. while I lived there, staff was friendly and when I had spoken to Steve about a payment issue, he was great. You get what you give folks. Good luck!
Im glad Steve Alvarez is getting his due
My fellow tenants and I were treated like disrespectfully and the service was horrible. You couldn't even walk into his office, like physically walk into his office. You had to set an appointment and only if he felt like seeing you he would. Can you imagine a real estate office without their doors open? This is because of all of the tenants he treats like crap I am sure. Whatever you do, I would highly suggest you do some research before you rent from Steve Alvarez
An Investors Realtor
Steve Alvarez is one of the most knowledgeable realtors in the Albany area. I've purchased 3 investment properties with Steve and all 3 transactions went smooth and professionally. Over the years, I also had my property managed by Empire Property Management with impressive results. Low tenant turnover due to their rigorous tenant background checks and their diligent and responsive customer service. If that's not enough, EPM provides investors with automatic monthly statements, detailed work orders, direct deposit and overall top notch service. Whether you are renting or investing, you are in good hands with Steve Alvarez. Note: Poorly rated comments are without a doubt are coming from evicted tenants who retaliate because they couldn't pay their rent. Property management isn't always popular, but Steve gets the job done. It's not professional when people retaliate, but what can you expect.
Rented for a couple of yrs and had no issues
I rented from one of EPM's properties for 2 yrs and I never had an issue with them. EPM's owner laid out everything that was expected from me and the other tenants the first day, so we respected the apartment... unlike many of the tenants in other buildings we've rented from. EPM was up front about their role and when I needed to move out after 2 yrs to purchase a house, I had no issues because I showed respect and didn't break my lease.
Quick & Easy Rental Service
I just rented an apartment through Empire Property Management and had no problems whatsoever. The service was quick, direct and I'm excited that I will be able to pay my rent online. So helpful. I really don't understand these negative reviews and it almost sounds like its all coming from one person! But I wanted to add my two cents because my experience w EPM has been a great one. Anyone who knows steve alvarez knows he is a chump and if steve had larry horn come and write an email on some obscure website on his behalf shows how desperate he is to protect this bullshit image he has of himself. The real story is that Steve alvarez wrote the email himself and told larry horn he was writing it. There are a truck load of people who would tell you how bad of a landlord Steve Alvarez is.

Having worked there, I would never let a family member, friend, or anyone ever ever deal with Steve Alvarez. If you don't believe me now, you will convince you how much of bastard he is when you live in one of his apartments.
Renting for Years
I just happen to be surfing the net and came across these ads about the management company I rent from. I have rented from Empire Property Management & Steve Alvarez for the last 3 years. I am older person and have had plenty of experience with landlords. Its usually a very simple formula. You pay your rent on time and respect the property and a landlord will treat you like gold. Any maintenance item I have ever requested from Steve directly or these days through staff has always been responded to in a timely manner. If there was ever a delay , it was explained. I believe you have to give respect to get it. I have always treated the property with respect and paid rent timely. I had some delays with rent payments but explained my issue and then followed through with what I told management I would do. They were always respectful to me and helpful. I highly recommend this company to tenants and to property owners who need their buildings managed.

Do not work with or rent any properties controlled by Empire Property Management. The owner, Steve Alvarez is a bully who enjoys yelling at and intimidating woman. He even had the nerve to tell me that I couldn’t make rental decisions and that he needed to speak to my fiancé. He is condescending, rude and belligerent. He has sent people to my apartment to intimidate me, knowing I would be home alone. He has called me to har**** and scream at me. When they took over our apartment we immediately informed him of problems we had - plumbing problems, floor rot in the kitchen due to the leaky fridge provided by the landlord. They ignored us every time and are now trying to screw us out of our security deposit. His only goal is to take advantage of people to get as much money out of you as possible. Even his employees have mentioned his aggressive a sleazy business tactics. Do not trust him.

Horrible Land Lord
DO NOT DO BUSINESS WITH E.P.M, they will rip you off and blame damages in their unfinished apts. on you, the renter. Also, Steve will make promises and not follow through on them. The people who show the apartments usually have no clue about them when you ask questions.Their renting prices are a rip off, you can find bigger and better in Albany for what they ask for.
