I was working with a young man in his 20's. We found just the right house for him & his significant other & their new baby that was to be born within 3 weeks of his closing date. It was getting closer to the closing of the home and I couldn't seem to reach him on the phone. He returned my calls to let me know that he had to put his mom in the hospital. Unfortunately within a month she passed away with cancer. During the time she was in hospice I tried to get him to the closing table between her illness and his new job. On the day that he could close, the seller decided that he would move back into the house and did not want to sell. My buyer renewed his lease on his apartment. I stayed in touch with him at least twice monthly. He found a for sale by owner and the seller did not want him to use a realtor, although the seller did in fact list his house with an agent at my company. My buyer called me to let me know he was ready to start the process again. We did make an offer on the seller's home who wanted to sell without a realtor in the beginning. The offer was a full price offer, the seller rejected the offer because my buyer was using my services. My buyer told the seller up front he would be utilizing the services of a Realtor. We did find another property that was even better for the buyer than the home he had under contract a year before. After the closing of my buyer's new home, the listing agent of the property we made the first offer on called me to see if we wanted to make another offer. Sadly for him, I told him my buyers had purchased the perfect home for their family.
