Grace is the ultimate professional!
My husband worked with Grace on the purchase of his first townhome before we met, and he was so pleased with her expertise and professionalism that we decided to contact her again when we decided to purchase a couple of investment properties. She did such a great job in getting renters in those properties swiftly that we decided to continue working with her when we wanted to sell our townhouse and purchase a single family home. This was my first time working with Grace, and I must say, I was thoroughly impressed. Not only is she incredibly knowledgeable about the current housing market, but she has such great relationships with other professionals in the field that she was able to provide us with referrals to other reliable individuals (e.g., home inspector, contractor, etc.). She also always had several backup plans if our original goals could not be reached, and she was very responsive to our inquiries no matter what time of day it was. She is well organized and was always prepared for meetings. She handled all exchanges of documents seemlessly and promtly. She has a very calm and reassuring nature, and we just knew she would deliver with confidence. We always felt like Grace had our best interests in mind and never put her own needs ahead of ours. We definitely plan to continue working with her, as we have two rental properties currently, and we would highly recommend her to friends and family.
Our Most Impressive Agent
Grace provided the most extensive real estate services we have ever received. First, Grace paid very close attention to the list of “must haves” and “nice to haves” we sent her. She made very effective use of our time on our two house hunting trips. Our viewings were well organized, and she made house hunting enjoyable for us. Now that she found us our dream home, we miss being with her! Second, the house we bought needed some updates and improvements. Grace introduced us to highly skilled, reasonably priced tradesmen who are as wonderful to work with as she is. We are coordinating with Grace on this work because we want her to be our agent when it comes time to sell. She knows the market and what appeals to potential buyers, which will lead to a quicker sale for us. Finally, we were impressed with Grace’s knowledge of real estate in general, and her specific knowledge of locations and services of interest to us. We appreciate her attentiveness, quick response times, patience and all her hard work, up to and including the closing. On one occasion Grace was driving us to a viewing and she mentioned that she’s not in sales, she’s in customer service. We think that sums up her approach to real estate and her willingness to go above and beyond what is required to help us find the perfect house.

My husband and I have moved a total of six time in past 8 years due to job relocations and Grace Hodges-Royal has, by far, been our best agent. She was very knowledgeable about the process and was able to target the areas that would best fit our family's needs almost immediately. In fact, this has turned out to be our favorite neighborhood and house! I would highly recommend Grace for your next real estate transaction. P.S. Regarding the negative email dated August 2007, Grace never at any time gave us false information regarding the real estate process. Unfortunately, there are some people that don't accept responsibility for their own actions and try to place misguided blame on others.

Grace Hodges-Royal is an extremely knowledgable real estate agent. My wife and I knew nothing about buying and selling, but with her guidance we felt confident the whole way through. We have bought and sold 2 homes with her, and highly recommend her to all our friends and family. Grace Hodges-Royal knows the Atlanta area and markets homes so efficiently. She came behind another realtor who had marketed our home terribly and had it under contract in 30 days. If you need to buy or sell, I would highly recommend Grace Hodges-Royal. The Best Agent Ever
Grace is absolutely the best real estate agent I've known. She has sold two "un-sell-able" homes (according to other realtors) for us in 30 days. She knows every angle of the business and communicates rapidly and efficiently. She has also helped us buy two homes. I have highly recommended her to friends and family and will continue to do so.
Unethical liar who will do whatever she can to mak
This agent lied to me about several things. Unfortunately I was naive and ignorant, and she took advantage of me (this was my first time buying a home and I didn't realize what went wrong until it was too late). She "promised" me certain things, specifically about the inspection and paperwork that I "had" to sign, and I found out too late that her promises were crooked schemes to help her commission. I even found another report about her being unethical in www.agentaudits.com . I'm glad I have this opportunity to enlighten others so nobody has to go through the same experience I went through. If you are buying or selling a home, stay away from Grace Hodges-Royal, even if you think you are smart enough to never be scammed. My family members and mortgage company found out about some of the things this agent did and said they were surprised by how slimy she was and said they've never seen an agent so unethical. It’s because of people like Grace Hodges-Royal that Realtors have a bad name.
