Growing up on a family farm in western Kansas, Doug Hutchins learned about hard work at an early age. At age 10 he started working on the farm doing small jobs and by age 13 he was driving a tractor. His father engrained in him a strong work ethic and a philosophy of achieving excellence in anything he does. Throughout high school he excelled at football and academics, which gave him the opportunity to attend and play football for Colorado State University. In college he achieved excellence in the classroom and graduated Summa Cum Laude. He obtained his CPA after college and worked for one of the top accounting firms in the United States before returning to graduate school at the prestigious Anderson School of Business at UCLA. In 2003, Doug took on the challenge of real estate. "Real estate and real estate investing had always interested me, so in 2003 I decided to become a residential real estate broker and pursue my passion for real estate." The same dedication and pursuit of excellence that Doug was taught from an early age also applies to his real estate career. It is quickly apparent when you start discussing real estate with Doug that he is not the normal real estate agent. "I believe knowledge and dedication to serving my clients are the two critical factors for success in real estate." He established a mission statement early in his career that guides his everyday actions: "To provide superior real estate services to my clients by closely listening to their needs, developing the highest level of trust and providing them the information and expertise needed to complete a successful real estate transaction." To ensure he is knowledgeable, Doug has achieved the CRS (Certified Residential Specialist) designation which is the highest professional designation awarded to Realtors in the residential sales field. Less than 4% of all Realtors hold this designation. To earn his CRS, Doug had to take many rigorous classes and had to meet a high sales volume requirement. In addition, Doug earned the GRI (Graduate, Realtor Institute) designation and the ABR (Accredited Buyer Representative) designation. Doug also regularly takes educational courses on the latest real estate trends and issues. One of Doug's greatest strengths is his ability to communicate with his clients. He is always truthful, honest and easy to talk to. He places a high emphasis on listening to his clients which helps him understand their needs and wants when buying or selling a home. Doug currently resides in Castle Pines North with his wife, two sons and one daughter. He is active in his community and sponsors the Castle Pines North Storm Swim Team. Other than his family, Doug's passions include golf and scuba diving. Doug works with buyers and sellers across metro Denver, but specializes in Douglas County real estate. Thank you for making a painful process (selling a home in a down market during off season) less painful. I appreciated your honesty and directions in advising us in what work we should complete prior to listing the house. It was a lot of effort and more dollars than we anticipated but it clearly paid off in selling the house in a quick time frame. We really appreciated having the house inspected before listing because it gave us an idea of what needed to be repaired vs. minimal picky items. This also gave us an opportunity to solicit bids for the work needing repairs and saved us a $15K concession when the work the buyer wanted done was minimal. In addition, your expertise helped close the deal. The buyer proposed an outlandish offer and you were able to work them up to a reasonable offer (96% of asking price). You also helped us price the house right for a quick sale, which we appreciate. Since we were carrying the costs. You made us evaluate what would happen when we priced the home right vs. an inflated price. It was a pleasure working with you.

Why do you enjoy being a real estate agent?
I enjoy the satisfaction of finding Buyers a home they absolutely love and the satisfaction of helping Sellers sell their home and move on to the next phase of their lives.
What is the most challenging issue you face as a Real Estate Professional?
In the current market, lending is the most challenging issue. Whether working with Buyers or Sellers, lenders are creating the most issues in closing deals. Due to the stringent lending and documentation requirements, a Realtor must stay in touch with the lender on a regular basis to avoid any delays in closing.
Tell us one of your client success stories or an interesting moment in your profession.
I recently had a Seller who was worried about selling their home because of the slower market and the fact the home was vacant and costing them money every day it did not sell. I recommended substantial work be done to the home prior to listing (all new interior paint, new carpet, refinished hardwoods, new light fixtures). The Sellers were unsure, but followed my advice and did the work. In addition, during the pre-listing inspection I have completed, the inspector found several issues that needed to be addressed. The Sellers spent a lot of money upfront and they were nervous about the home selling. The home sold within 60 days and at a higher price than they thought was possible. They had originally anticipated it would take 6 months to sell, so the 60 day time frame was a huge bonus. They were thrilled beyond belief with the experience.

I believe in regular, consistent communication with my clients.

The satisfaction of doing a great job.
What is the best advice you ever received?
Always do your best.
If you could live anywhere in the world, where would it be?
Barbados. I love to dive and love hanging out at the beach. Barbados has both of those in addition to very friendly people.
