Let's look at North Aurora: The number of active listings steadily declining, average list price pretty stable(finally!), properties that are under contract are up dramatically, Number of sales per month up (partially seasonality), Days on Market stats are dropping, we are seeing stability in average sold prices and sold price as % of list. Also, Sold price as % original price UP a lot – banks are getting better at pricing and the number of expired listings is down.
