DO NOT USE ARDELLE M KNUDSEN for your appraisal. We've received multiple appraisals in the last few months during our refi process and hers was unbelievably out of line. After almost no time spent in our house she actually used the measurements from one of our previous appraisals rather than take them herself. She claimed that it was raining and somehow that meant she only had 4 minutes to spend in the house. She used completely out of date comps and appraised our house value at 15% lower than two others that we received at the same time. I can't tell you which was most accurate - the two that matched, or her far lower one, but if you want to insure a low appraisal, use Ardelle Knudsen.

Working with John has been the ultimate worst experience of my life. His disclosures were incomplete and he withheld vital information regarding the property until 3 business days before the close of escrow. He has made negotiations a pain, and has found issues to argue about the day before closing in an attempt to delay the closing date. I would recommend that people stay away from him. He has no ethics and cannot be trusted. He was the seller's agent but forgot the duties associated with his license.

Working with an agent with this office turned out not to be a good experience. Your agent should understand the business and help protect you the buyer. This agent was fresh out of school, was getting no backing for the office (apparently). I purchased a condo and later found that he should have insisted on getting it inspected so that I would have known that the heating system was faulty. I was under the impression that the realtor was handling the warranty - not true. Anyway, they are suppose to be the ones with experience to guide you through the purchase process. Instead I learned the hard way after the purchase.Dawn H.
