When choosing a RealtorŪ to represent you, it is essential that you find someone who is not only professional, but who will be able to communicate clearly with you. All agents are NOT created equal and each agent brings a different strength to the table.
I recommend that first time buyers interview with at least three agents before signing any buyer-broker agreement. During the interview, ask the agent about their experience working specifically with buyers. I recommend an agent who is an Expert Buyer's Rep and who holds the Accredited Buyer Representative (ABRŪ) designation.

Are there any new developments or trends in your area?
It's clearly a Buyer's Market in South Orange County. There are a significant amount of Short Sales - primarily in the condo sector - but good deals remain tough to find. Lenders have not yet decided to throw in the towel and take their losses. Properties that go to auction frequently fail to sell and as a result REOs (bank owned properties) are increasing in numbers. But BEWARE! REO purchases are NOT for every Buyer. It may make more sense to consider a Short Sale. Standard sales remain a viable option for the majority of Buyers as the inventory is huge and many Sellers have taken advantage of the previous year's equity increases for remodels and upgrades.
Why do you enjoy being a real estate agent?
Real estate is a people business. Working with Buyers and Sellers provides me with the opportunity to share my knowledge and experience with clients, and to help ensure that their real estate transaction is completed competently and professionally. Handing over the keys to a satisfied Buyer is an extremely rewarding experience. Absolutely the best. While waving goodbye to a relocating Seller is bittersweet, it still feels great to know that the Seller's goal was met - the SOLD sign is out. Real estate is also like a puzzle. Agents need to negotiate the challenges at every turn and in the optimal fashion. Let's face it. Not every transaction is easy, but it just makes it that much more meaningful when at the end of the day my clients are happy.
What is the most challenging issue you face as a Real Estate Professional?
In South Orange County, and in Southern California in general, housing affordability remains low. Even with lower home prices, a relatively small percentage of Orange County residents can afford to purchase a home. Lenders have recently tightened the guidelines for borrowers making it even more difficult to borrow funds (especially for loans over $417,000). I think one of the biggest challenges facing real estate agents today is knowing whether a Buyer's Lender or Mortgage Broker will actually close the Buyer's loan. Pre-approvals aren't worth the paper they're printed on these days. Agents need to be in a heightened sense of awareness with regard to loans - both for their Buyer clients and for their Seller clients. Working with an agent who has a strong mortgage background is highly recommended.
Tell us one of your client success stories or an interesting moment in your profession.
My most remarkable transaction was one that closed this year. Even with the declining market and a surplus of homes, I received an offer on a listing within hours of placing it on the MLS. In fact, as I was putting up the sign and securing the lock box, an agent brought her client to see the listing. My original thought was, "Good Lord! I must have priced this property incorrectly!" After thoroughly re-checking neighborhood comps and getting a second opinion from my broker, we determined that it was priced perfectly. Two hours later I had an all cash offer in hand. Needless to say my clients were ecstatic. The transaction closed ahead of schedule and all parties were pleased. Real estate deals are rarely problem-free and there is usually a great deal of shuffling and posturing that goes on behind the scenes. This transaction was a gift though - and it's nice to have one of those every so often.
What is your best characteristic?
I am a strong negotiator and listen carefully to my clients' needs. Every client has different priorities, so paying attention and knowing what matters the most to a client is essential. In every deal there is something to negotiate, whether it be price, the length of the escrow, requested repairs, or seller contributions - there's always something. Knowing specifically what my client wants allows me to successfully negotiate and to obtain the most favorable conditions for my client.
Who or what inspires you the most?
I am inspired by those who work hard to become successful and then turn right around to help another do the same. One such person is Oprah Winfrey. I find it extraordinary to see all of the people who have benefited from her generosity. Every person can make a positive difference in another person's life. We can choose each day to be of service to another.
What is the best advice you ever received?
Nobody trips over mountains. It is the small pebble that causes you to stumble. Pass all the pebbles in your path and you will find that you have crossed the mountain.
If you could live anywhere in the world, where would it be?
I'm an avid traveler and questions like this kill me. There are so many beautiful places in the world - and literally hundreds of places that are still on my list of places to see. I've been spoiled by mild weather in Southern California and I truly enjoy living in South County. We have access to so much here that I don't think I'd consider relocating unless I found some truly motivating factor. That being said, I'd love to own vacation homes in Jackson Hole, WY; Mammoth Lakes, CA; Martinique; Bozeman, MT; Santa Barbara, CA; Tuscany, Italy; Coeur D'Alene, ID; and the list goes on...
