Nightmare on Cochran Ave.
What a mess I got myself into. I purchased a home in a nice Los Angeles neighborhood. My goals was to rent the home out for a couple of years if not longer. I was optimistic that the market was still on an upward climb. The first mistake I made was renting to a guy who had a shaky story about his credit history. Well turns out the guy paid me on time every month, but he also was subletting the property out as a boarding house. He had added interior walls, and set the place up like a Motel 6. The real problems started to happen when he got into a dispute with one of his sublet tenants. Apparently the tenant complained that her living space was decreased to make more room for another rental space. Basically she claimed he divided her bedroom into halve thus reducing her room to half its size. The sublet tenant stop ceased rent payments and called the health department, and any other department in the city of L.A. that would listen. Next thing I knew I was getting mail from the housing, and health departments. They automatically assumed I knew everything, and that I was in violation of every rule under the sun. Subsequently I evicted the the tenant that I had rented too, but now I have a squatter who is not leaving until she gets relocation money. Of course the crooked housing department gave her all of these schemes alone with her pro bono attorney. They basically explained to her how to shake me down for the relocation fee. Feeling like there was no other way out than to walk away and let the property go back to the bank, I called the agent who sold me the property, Shawn Kormondy. Given the circumstances, I knew he could handle these issues. Shawn was very aggressive. He came to an agreement with the tenant through the tenant's respective attorney to vacate as well as coordinating the approval of the short sale with the bank. He even got the bank to pay $3000 towards the tenant's relocation expense. Furthermore, he had an inexpensive handyman make the needed repairs to comply with the city's request, which turned into a substandard lien against the property. Without the help of a solid "out of the box" agent like Shawn I'm not sure how much more money I was going to waste on this bad investment. Trust me if you have a nightmare on your hands call Shawn he is a smooth operator, and he will get the job done.

Shawn definitely goes the extra mile and out of his way to help you buy or rent a home. He looked at a number of homes with me as I was initially trying to buy. Since I concluded it wasn't the right time to buy, he then helped me find a property to rent (with the same patience and care that he had before). After we closed the deal, he then provided me with with contact info for other services that I needed after closing the deal. Shawn goes beyond his duties to please his clients. Simply put, the home buying experience wouldn't have been as enjoyable as it was, if it was anyone else. Yes, it's a process. Business mixed in with your future, can be and is daunting. You're not sure when the end is, because no one gives you, "this is the last two steps before you own a home" pamphlet. Yet, Shawn is there, right with the financial guy, Dana D., helping you all the way through. Even after the house is yours, and Shawn said he'll call you to check in afterwards just because, trust, believe him when he says that. He does, he will. "Going for two" is a silly football reference we had. Told him in an event that we were playing football, and we did score a TD, nice to know we'd be going for a 2 point conversion, and indeed making those 2 points. Thanks Shawn.
