Whoa! Just read a review @ Janet & feel compelled to respond! Janet was our agent in Dec. 07.... Not a good year or month to sell! We speak from experience as this was our 6th home to sell in 40 years of marriage/moving and Ms. Davis was "THE BEST" agent we had EVER worked with!! Thorough, organized, efficient, kind, considerate .... not only of us and our concerns and needs, but of our dear surrounding neighbors. She not only cares about you, the seller, but the integrity and beauty of the neighborhood. By the way, she had our house sold the 1st weekend on the market! ... to a wonderful couple who 'fit in' our home and neighborhood perfectly. Everyone should be so fortunate to find an agent with her standards and probity!!

I have had the pleasure of buying and selling real property through Janet for many years now and can not accept any negative comments made about Janet Pepe Davis that could hold any merit. Janet has always been very professional and is one of the most people friendly person I have ever known. She is extremely generous to the school systems which is one of her many ways she gives back to the community. She is awesome to older couples having issues getting houses ready to sell by doing a lot of the prep work for them. She goes out of her way to get to know you so that when you want to buy or sell she knows who you are as a person and/or couple so not to waste your time looking at places that don't fit your personalities. She has always been friendly and helpful in my humble opinion and can only assume the writer of the bad review had either a bad day or there was some huge missed communication that occurred. I highly recommend Janet to anyone that wants to buy or sell property in the Peninsula.

Janet, it was a pleasure working with you and huge thanks for all your help in successfully selling our Belmont house! I am still grinning from ear to ear about the fact that we sold at the price we wanted in the midst of the economic crisis. Your energy, confidence, and attention to detail made the difference. It was impressive watching you swing into action to coordinate inspectors, stagers, photographers, repairmen, etc. You knew exactly what to do, did thorough research on the competition and gave great advice on how to price, clearly enjoyed sprucing up the house for maximum attractiveness (Best of Show - nice!), and were responsive, fast, and reliable - especially with us living in Hong Kong. Please also pass along our thanks to Brian for his excellent work and expert advice on what "touch-up" projects would be worthwhile.

I went to an open house that I was interested in, and Janet Pepe Davis was the host the house that day. After looking at the house, I felt very interested in the house and went to Janet for a chat. When I asked her the possibilities of cutting down the trees that are in front of that house (the trees are within the property of the house and it was taking a lot of the space of the front lot), she said to me VERY rudely that this is not "your house" if you are considering cutting down the trees. She was very unprofessional and arrogant and basically "push a potential buyer away"!!! That's ridiculous and unacceptable as a agent. Please do not hire her as your agent - you will not get an offer for your house!

Please, please, are you serious, posting a review with no basis, no evidence, and blasting what I consider the best real estate agent I have ever worked with! The problem with the internet is that anyone can post and say anything without any checks and balances. SO though I can't check your foolish review, I can balance it by saying I have never had a bad experience in my dealings with Janet or anyone else she has referred me too. Take the previous review with a ton of salt!

Do not use Carlmont ****ociates - unethical - 2 houses Carlmont represented were misrepresented. 1 house, offers were not shown to owner and full disclosure information was not in the disclosure packet; agent lied to bidders and potential bidders, and their agents. 2nd house we bidded on ironically was also represented by Carlmont and though the 1st house we bidded on was a nightmare experience for my agent and I, we still bidded on the 2nd house. we won the bid and luckily brought in a structural engineer during contigency period. found out 10 ft of the house needed to be bulldozed as there is structural damage to the retaining wall that is holding up the house (Approx. $200k worth of work and you would lose 10 ft from back to front off the entire house. this was NOT disclosed in the disclosure packet. NO foundation estimates what-so-ever. Please do not use Carlmont if you are buying or selling. nd if you do please bring in inspector AND structural engineer BEFORE bidding!
