Are there any new developments or trends in your area?
Alot of buyer's are looking for new construction and the "great room" concept in a home. Also, for First Time Home Buyer's we have numerous financing programs available with no money down.

Why do you enjoy being a real estate agent?
The best feeling in the world is being able to help somebody acheive their dream. Nothing makes me happier than the excitement of a buyer knowing they've found their new home. I also love working with sellers. Putting that SOLD sign on their property the ultimate satisfying experience for everyone involved. It says that everyone worked so hard to accomplish a common goal.

What is the most challenging issue you face as a Real Estate Professional?
My age. When I was licensed at 18 years old I had some challenges. Initially when I started I felt as if I had to prove myself because I was young. However, through the years, my clients have been so faithful to refer me to new people because they trust me. Now my age isn't a factor to my clients - just sometimes to other agents. I look at everyday as something to be greatful for and don't worry if somebody looks down on me because of my youth. I believe my age of 22 actually helps in my career due to creative thinking and fresh ideas. I'm in my 8th year now of being in the real estate industry and nobody can take that experience away from me.

Tell us one of your client success stories or an interesting moment in your profession.
On two different occasions, I've been able to "seal the deal" for a buyer of mine on an offer that was LOWER than another submitted offer because the seller's wanted to work with me as the agent representing the buyer, and not the other agents that brought in higher offers for their clients. This is definately a GOD thing.

What is your best characteristic?
My team. They make me look good. I wouldn't be where I am without them. As far as personality goes, I consider myself extremely outgoing and personable. My clients ultimately become friends for life.

Who or what inspires you the most?
My Savior Jesus Christ. If it weren't for Christ in my life this career would be worthless. God has taken such good care of me and always provides. He inspires me to love people and I'm hopeful that's evident in my real estate practices.

What is the best advice you ever received?
"Josh, you could sell a toilet seat!" -Kyle Hemphill. I will never forget this advice. When I first obtained my license I was scared. I asked my friend Kyle "what will I do if I never sell a home?" and the above quotation was his response. That was all the inspiration I received!. Also, from my previous broker Mike Dennis - "activity breads activity." Meaning - even if I don't have a ton of action going on, keep yourself focused on your business (don't go home early!) and things will always fall into place. He was right!

If you could live anywhere in the world, where would it be?
Sierra Vista, AZ of course! I actually love it here. My wife and I also love visiting San Diego, CA. I wouldn't mind living there one day, or maybe Africa.
