Vacant Land Acquisition in Tolleson, AZ On July 5, 2006 a referral came in from an agent in upstate New York. She said that her long-time client, a mini-storage developer, was selling all of his East Coast properties and moving to Phoenix. She added that he wanted to duplicate his East Coast success throughout the Valley. After initially reviewing existing mini-storages to purchase, the client decided to pursue a “vacant land and build” strategy. Many neighborhoods were rejected due to poor location, limited access, dislike of mini-storage facilities or price. Over a 4-month period, we scoured all of the cities that could support mini-storage and rejected many due to analytics, demographics, competition, zoning, price and availability. In November-December, we submitted two LOIs on large parcels with existing buildings to generate cash flow during the development phase. Both were rejected due to the seller and buyer not agreeing on terms and conditions. During Christmas week, the client decided to pursue vacant land in Tolleson, AZ, a small city sandwiched between Goodyear and Avondale, immediately West of Phoenix on the I-10. Purchase agreements were signed indicating that the client would use his 1031 Exchange money as a downpayment and finance the balance with a conventional loan. Client retained an architect and prepared a mixed use plan for the Tolleson Project; 17,000 sq. ft of retail fronting Van Buren with 50,000+ sq ft. for state-of-the-art temperature controlled mini-storage in the rear. On Feb 2, 2007 client’s earnest money went hard after an extensive due diligence which included land inspections, title search, deed restrictions, communications with the local gas company, lenders, appraisers and attorney. On March 3, 2007, the initial lender backed out claiming that the value of the land was less than the purchase price and that comparables were limited due to the small size of the town. The title company, lender, listing agent and GMAC worked around the clock to come up with substantial proof of the land value. The client closed on the property at the end of March and received approval from the City of Tolleson on March 27 with a 7-0 board vote to approve the special use permit for the client’s mixed use design.

What is the best advice you ever received?
Even God took a day off now and then. No matter how much you apologize for your mistakes and errors in judgment, you are still responsible for your past behavior. Never use your decision to become a real estate agent, mortgage broker, entrepreneur, actor, restaurant owner, etc. as an excuse in any argument. It was your decision. Stop blaming others for your own mistakes. Just because you don't know the answer does not make you stupid. There will always be people in front and behind you. If you always look at your position in line you will get disappointed and feel that you will never accomplish what you want. Focus on everyone's progress and you will be grateful to be where you are. People are jealous of your success. Do not expect your friends to be happy with your success. It scares them! There are no stupid questions; only ignorant ones. If you feel like killing someone - wait 24 hours. Trust no one. Exercise every morning for at least 10 minutes. It has nothing to do with losing weight. Done properly, it will feed your brain with a daylong treat. As soon as you awake, close your eyes and meditate for 5-10 minutes. Think about how good your life really is. Regular coffee and decaf look alike. Unfortunately, decaf sucks. The larger and more creditworthy the company, the harder it is to collect your fee. Vanilla has the same amount of calories as chocolate. When you are rolling over in your car and facing death, you do not think about your loved ones. I remember shouting out all of the four letter words I knew. In order to go up the next mountain, you have to go down the one you are on. Be nice to the people on the way up since you are surely going to meet them on the way down. Pioneers have arrows in their backs. There is no more original thought; only improvements on other people's ideas and inventions. Fortune cookies with bad messages are bad for business. The two most popular words in advertising are "NEW" and "FREE". Anybody can sell a 10 cent item for a nickel. Forgive your parents for their flaws; they did the best that they could. You can never have too much money. Credit cards are to money what Splenda is to sugar; it feels good but is artificial. When you feel bad about your own life go down to the nearest homeless shelter and serve hundreds of meals to those who are extremely grateful for your presence. Stay focused. You are capable of wandering without knowing it. Stop thinking depressing thoughts and you will not feel depressed. There is no concept of political balance. When the Republicans control Congress they legislate Republican ideals. When the Democrats control Congress they do the same thing. When the political balance is 50/50 nothing gets down. Skunks hang around skunks. People should protest more. 30 years ago I stopped drinking Coke and drank 7-up to protest the war. Basically, I did not want to get drafted. Now I drink Coke and do not eat foie gras. Sometimes, yesterday feels like the good old days. When you run a race against strong competition, never look back to see where they are. You will lose precious time and they will pass you by. First it was cigarettes, then drugs, then alcohol, now its Starbucks. Always keep a pad of paper next to your nightstand. That way you can write down great ideas that come to you in your sleep. Tell people what you can do for them. Never assume that they remember. Tell them often. People do not remember what you do until they have the need and if they think of someone else they will often tell you that they did not remember what you did for a living. Contrary to public belief, real estate does not always go up in value. Succesful real estate professionals know when to buy and sell. When you make a mistake, admit it. Do not apologize so quickly that others may think you do not mean it. Wait a couple of minutes, think about it, apologize and then ask what you can do to make it better for the person you hurt. Avoid anyone who uses the term, 'everyone' or 'the world'. No one knows how 'everyone' and 'the world' think. The next time you feel anxiety, close your eyes and picture yourself hanging from a limb on a cliff. Picture the ground below which is within reach. Let go. Relax. Open your eyes. Restart your day. Do something nice for someone today and don't let them know it. It will truly humble you. t takes less muscles to smile than to frown. Red, a vibrant and dramatic color, stands for romance and passion. To give her 12 roses is a no-brainer. To give her a single-stem rose shows that you thought of her. Try to avoid the phrases, 'You know' or "You know what I mean'. Do not use phrases that waste time. Other phrases include 'to be perfectly honest with you', 'we're going to be in your neighborhood today', 'are you busy?' Beware of the jumping cholla. There is a fine line between arrogance and confidence. Feel great about other people's accomplishments without feeling the negative emotions of jealousy, hate, guilt and revenge. There are only two ways to meet strangers; direct mail and networking. I prefer networking since it forces you to look people in the eye and answer the perennial question, "So, what do you do for a living?" Apologize even when you do not mean it. It's better to get the relationship back on track than being right. Plant a dozen young trees and raise 12 children at the same time. Treat them the same; give them love, nourishment and guidance. I guarantee that after 10 years the trees will all behave the same and look great; none of the children will resemble each other. Put 3 smart people in a room and debate a heavy topic. I guarantee that after hours of debate you will have 4 opinions. Too many intellectuals debate issues until there is nothing left to debate; I call that analysis paralysis; no decisions, just debate. I do some of my best work at 11:11 in the evening and 3:33 in the morning. The reason I know is because I have a clock at my desk and I smile when I see those times on the dial; something spiritual happens to me.
