The entry-level market segment (sub-$200k) is ROCKIN'!! Foreclosure activity is resulting in very rapid inventory turnover and bidding wars have become commonplace.

Why do you enjoy being a real estate agent?
I enjoy the challenge of building a business that stands out among tens of thousands of competing Realtors in my marketplace. My 'client's-first' business model is, by my clients' accounts, unique in the industry. Our team Mission Statement is: 'Redefining the residential real estate industry through integrity, market knowledge, and professionalism.' Achieving the loft goal of our Mission Statement results in satisfied clients, repeat business, and a solid reputation in the industry. These are the things that I most enjoy about being a Realtor.

What is the most challenging issue you face as a Real Estate Professional?
The most challenging issue I face as a Realtor is following a sound, steady business model in the face of fast-changing market conditions. It can be tempting to chase the 'quick money' as market conditions shift to extremes, such as pursuing the listing of foreclosures or short sales, or marketing myself as a 'loan modification specialist,' as many others do. My business model is steady and stable. I focus on representing home buyers and sellers to the best of my abilities. Buyer's market, seller's market, or balanced market, you can count on the Casa Crew for professional, stand-out representation.

Tell us one of your client success stories or an interesting moment in your profession.
One of my favorite sales was actually a very sad situation that ended up working out very well for the seller. A very nice older lady who lived in the Midwest had purchased a home for relatives here in Phoenix to live rent-free. The lady was not well-off to begin with, so I really admired the sacrifice she made for her family. Unfortunately, her family members didn't appreciate her generosity. They left her with a house that was entirely neglected. Leaks, broken appliances, dirty, worn carpeting, peeling paint, waist-high weeds in the yard, broken air conditioner, and many, many unpaid utility bills. The house was not only in horrendous condition, but it backed up to a very busy street and was right across the street from an elementary school. The home lacked any of the traditional demand qualities that a typical buyer would look for. I was truly convinced that I'd never sell the house, though I felt so bad for the owner that I knew I had to try. Well, the homeowner was truly blessed. Within a week we received a very fair offer on the property and, after a challenging escrow that included a roof collapse due to a rain storm, we successfully closed escrow and the owner pocketed some nice equity that, at least in part, compensated her for her generosity.

What is your best characteristic?
My complete focus on client advocacy is my strength. That focus results in clear, honest, and continuous communication and delivery on every commitment I make. Whether it's a $50,000 condo or a $2M estate, every client receives the same level of service and ardent advocacy. It's something I pride myself on.

Who or what inspires you the most?
I'm most inspired by the desire to exceed my clients' expectations...to re-define their perceptions of what to expect from a real estate agent. In a market that is crowded with people who are licensed to sell real estate, only a handful can truly stand out. My goal is to separate myself from my competition so far and so well that every client and potential client that I meet would unquestionably "Trust in Justin" when it came time to buy or sell a property.

What is the best advice you ever received?
The best advice I received was to be true to myself. Part of that, for me, meant finding my professional calling. Many times, early in my career, I had thought about working professionally in real estate. However, it seemed that everyone I spoke with discouraged me from doing so. "It's too competitive!" Or, "The hours are terrible!" Or, "Everyone dreads Realtors!" Only when I realized that I had the skills and the desire to compete, and the positive, genuine attitude to change perceptions, did I decide to jump in head first. And I have loved my work ever since!

If you could live anywhere in the world, where would it be?
I was born in Hawaii, and I hope someday to spend a good part of the year in the islands. The 'aloha' lifestyle and casual, comfortable way of life, surrounded by stunning beauty...what could be better?
